£43,000 TO £48,000 DOE
South West Norse is a specialist service provider to a growing number of public and private sector clients, delivering support to businesses across catering, cleaning, facilities management and property disciplines.
We are looking for a Service Term Contracts Manager to join our Exeter-based team of Building services Engineers and to oversee the delivery of mechanical and electrical building services maintenance contracts on behalf of our clients.
Responsibilities:
THE ROLE
As Contract Manager you will be responsible for ensuring that planned maintenance is carried out safely, on time and to an agreed set of industry standards, as well as procuring and overseeing unplanned maintenance as and when required. Additionally, the role will include production of minor design work to support planned and unplanned replacement of existing small-scale building services installations.
Main responsibilities include:
- The management of service term contracts including those for gas- and oil-fired heating and hot water systems, low-carbon heating (heat pumps), air conditioning, automated doors, lifts, commercial kitchen extract ventilation, water hygiene, small-scale sewage treatment plant, fire alarms, emergency lighting, periodic electrical testing, lightning protection systems.
- Ensuring that service term contractors maintain safe working practices and that the respective equipment is maintained in a safe working condition.
- Periodic and sample inspections of working practices are required and current competence in this aspect must be identified and maintained by the post-holder.
- Acting as the single point of contact for the client, their appointed facilities managers, and the end-users of the maintained equipment.
- Ensuring that maintenance is carried out within agreed timescales and that any unforeseen delays are proactively managed through to full resolution.
- Ensuring that financial and operational best-value is obtained when procuring unplanned maintenance works on behalf of the client or the end-user.
- Delivering small scale planned and unplanned maintenance projects with the assistance, as required, of the professional building services engineering team and in full in accordance with client brief and professional standards.
- Scheduling and coordinating resources, liaising with colleagues, commissioners and clients as required.
- Carrying out client site representative/clerk of works duties, condition surveys, dilapidation, or specific surveys to provide information for stock condition/asset management system or to aid asset appraisal.
- Maintaining and developing professional standards and practices including continuous improvement of systems and procedures.
Candidates must be able to demonstrate substantial, relevant experience in a similar or related role including:
- HNC/HND or equivalent in a Building Services Engineering related discipline.
- A relevant health and safety qualification and current site card, or is prepared to immediately obtain.
- Familiar with relevant construction, health and safety legislation and risks and hazards associated with asbestos.
- Proficient in the use of the Microsoft Office
