Description:

JOB DESCRIPTION

The position will involve working in a guest focused environment and will require good people skills and the ability to work on a wide range of M&E PPM tasks, with tasks including but not limited to:

  • An understanding of the on-site building management system, and other control systems/panels
  • HVAC maintenance and support
  • Chillers – wet and dry systems
  • Pressure vessels, pressurisation units & pumps
  • Humidifiers
  • Sprinkler Systems (Recording of testing)
  • Single phase and three phase motors
  • Emergency lighting (Recording of testing)
  • Become one of our competent people for working and isolating LV supplies
  • Carry out basic “first response” janitor duties such as unblocking toilets, mopping up spillages when required.
  • Work with the wider M&E team to ensure all PPM scheduled tasks are carried out to programme and notify your line manager immediately if any PPM deadlines are missed.
  • Weekly testing of alarm and security systems, ensuring adherence of Fire and Health & Safety legislation, including firefighting equipment.
  • Carry out all necessary minor plumbing.
  • Liaise with the helpdesk to ensure that tasks raised are completed within a timely fashion.
  • Be available to attend planned events out of normal hours when required.
  • Ensure all documentation is maintained to a fully auditable standard required by the client & third-party accreditation standards.
  • To be proactive in the maintenance of the site & equipment establishing sound maintenance practices and providing solutions to all reactive issues.
  • Support your operational lead with contractor compliance.
  • Ensure that tasks either carried out directly by you as part of a team and sub-contractors work safely ensuring appropriate measures are taken with Risk Assessments and Method Statement in place.
  • Ensure all regulatory and statutory requirements are met always and with prompt escalation to line manager where needed.
  • Ensure high levels of customer satisfaction are achieved and maintain regular contact with the key stakeholders.

REQUIREMENTS:

  • 18th Edition Wiring regs. Level 1,2,3
  • Experienced fault finding skills in mains – power distribution circuits, control boards, lighting circuits faults etc.
  • IPAF Certificated for 3a & 3b machines (Desirable)
  • Experience working on various mechanical systems (LTHW/CHWS/BCWS).
  • Although not crucial a basic understanding of the L8 ACOP would also be beneficial
  • A minimum of five years’ experience following qualification
  • Relevant qualifications pertinent to their engineering discipline, e.g. Full Electrical apprenticeship or relevant City & Guilds qualifications

PURPOSE OF THE ROLE

To be responsible for the efficient maintenance and repair of all HVAC, HV, L8, Mechanical and Electrical systems and associated equipment on site in line with current legislation. Play a key role, working with the Maintenance team, in the effective planning and completion of all assigned works.
The role requires a multi discipline approach, as there will be a requirement to work at heights on occasion, working within a commercial and public setting.
To liaise with M&E self-delivery team and subcontract partners to ensure that operational efficiency is maintained to a high standard.
To support other OCS staff to deliver continuous improvement in customer service to maintain the upkeep of the client’s property whilst ensuring safe working in accordance with Health and Safety procedures.

OTHER KEY RESPONSIBILITIES

  • Establish good working relationships with the wider team(s), embedding our one team approach ethos.
  • Communicate with line manager regarding holiday/sickness cover. Assist when required to cover holiday/sickness.
  • Assist the operational lead in identifying opportunities for cost savings including energy management and environmental management.
  • Carry out any other reasonable request of the operational lead.
