Description:

Carry out Planned Preventative Maintenance (PPM) and general day-to-day work as required on receipt of job tickets via the Maintenance Supervisor or their deputy. PPMs and day-to-day tasks will include: Fire Alarm testing, Emergency Lights testing, Generator testing, fault finding and repairs to assorted makes of Nurse Call systems, fault finding and repairs to a wide range of electrical equipment such as toasters, fans, microwave ovens etc. and any elements necessary to provide statutory maintenance compliance of the built environment and will involve either working alone or in teams. Recording work details accurately on the job ticket and daily time sheet on completion of the task and making any necessary decision to refer a fault to Senior Estates staff or contractor via their Supervisor.
To carry a pager / emergency bleep at all times and respond to a call as soon as possible. Carry and use a two-way radio to communicate with others as and when required. Undertake minor improvements to fixed installations including the completion of all required documentation. Shall safely use and maintain all issued PPE (Personal Protective Equipment) in accordance with the PPE at Work Regulations 1992.
This means all equipment (including clothing affording protection against the weather) which is intended to be worn or held by a person at work and which protects him or her against one or more risks to his or her health and safety, and any addition or accessory designed to meet that objective. Complete Electric Shock Reports as required after full investigation of fault, repair or make area safe and arrange for follow up. Complete accurate records and pass to relevant personnel. Provide technical support for Senior Estates staff and the Maintenance Supervisor respect of electrical matters.
Assist, and share knowledge with, other skilled grades on new work and repairs. Be part of the Estates electrical on-call team. Note: - On-call from 5pm to 8am including weekend (8am Saturday 8am Monday) Working with external contractors working on Trust premises and ensuring their compliance with the Trusts Safety Rules for Contractors. Understand the working of electrical systems in Trust buildings and the ability to read and interpret electrical drawings / schematics in order to undertake diagnostic faultfinding.
Liase with departmental manager, ward / clinic staff or administrator on arrival on site observing departmental rules as instructed. Make repairs to bedpan disposal machines / macerators following strict procedures in respect of Infection Control. Participate in carrying out Risk Assessments where necessary, within scope of expertise, within the department and also when working in other areas on Trust premises. Liase as necessary with the relevant manager and ensure that the Risk Register is correct and up to date.
Make petty cash purchases for materials as requested by Supervisor or their deputy. Request materials required for repairs giving comprehensive technical details to relevant buyer. Participate in all training courses / workshops as necessary with the view of establishing a multi-skilled workforce. Attend emergency calls for Safe Release of Passengers from Lifts including assessing situation, release passengers who are stuck in lifts in the Trusts buildings some of whom may be in distress, communicate with other members of the team via portable two-way radio handsets, reset lift controls if safe to do so, make decision regarding call out of lift contractors / emergency services.
SECTION 2 KNOWLEDGE AND SKILLS The post holder will be required to use technical knowledge and specialised skills gained from experience, training and qualifications. The post holder will be required to convey technical information to Senior Estates staff when coordinating repair work. This will reflect the need for accuracy, attention to detail and good numeracy skills. The post holder will act on his or her own initiative with the minimum of supervision and make decisions whilst being aware of their own limitations.
This may be in an emergency situation where an immediate response is required. The post holder will be required to plan their own daily programme of work taking into account the priority of the work and risk factors involved. Expected to undertake a Competent Person (CP) training for low voltage electrical services (HTM 06) Piped Medical Gas Systems (HTM 02) and Lifts (HTM 08) as per prescribe in Health Technical Memorandum (HTM) 00 Policies and principles of healthcare engineering The post holder will be required to use machinery and tools within their level of training / expertise including test equipment in accordance with HSE Guidance Notes GS38 Electrical Test Equipment for use by Electricians, and power tools in accordance with PUWER regulations. The post holder will be required to make regular safe use of ladders, scaffolding, access equipment i.e., elevated platforms and lifting equipment in accordance with LOLER Regulations.
The post holder will have the ability to communicate with all levels of management, staff, patients and members of the public. SECTION 3 EFFORT AND ENVIRONMENT The post holder will be required to move furniture, equipment, and heavy materials on a regular basis all in accordance with Manual Handling Operations Regulations. The post holder will regularly come into contact with patients and will act with the utmost discretion at all times in accordance with the Trusts Privacy & Dignity policy. The post holder will frequently be required to work in unpleasant working conditions with exposure to: Dirt, dust and smells, noise, bodily fluids, unavoidable hazardous substances, high / low temperatures, moving machinery, adverse weather conditions, clients using aggressive / violent behaviour, clients with mental health problems.
The post holder will occasionally be required to work safely in confined spaces in accordance with Confined Spaces Regulations. The post holder will occasionally be required to work safely at heights in accordance with the Work at Height Regulations. The post holder may come into contact with distressed or irate personnel often in an emergency situation where rapid response and immediate decisions are required to be given in a concise and calm manner. The post holder will occasionally be required to work in sterile environments, such as the Pharmacy Aseptic Suite and HSDU Pack Room, in which there is a positive pressure environment where air flows are strictly controlled to protect the nature of the activity within.
The post holder will be required to strictly comply with the National Infection Control guidelines. The post holder will occasionally be required to carry out repairs on items of equipment using a designated Decontamination Area in which there is a negative pressure environment. The post holder will be required to strictly comply with the National Infection Control guidelines. The post holder must take responsibility for the safe keeping of hand tools and equipment when working in areas where such items might be used as a weapon or could cause damage or breach of security
