You will be ambitious and self-motivated with knowledge and experience of handling a range of commercial property transactions. Strong technical skills in the relevant areas and the ability to work under pressure, are a necessity. You will have a passion for business development, working actively to strengthen and develop new client relationships by building local networks and attending appropriate networking groups and events, some of which may be out of hours. You will have a good grounding in all the areas of work we are handling and keen to make your mark on this challenging and rewarding area of work. There will be an opportunity to write articles and get involved in marketing the firm and the department.

Adcocks is an award-winning niche property practice with its headquarters now in the Cathedral City of Lichfield.
Employing close to 20 staff, the firm can trace its roots back to 1910 when Leonard Hedley Adcock started in business as a general practitioner in West Bromwich. Now a specialist practice undertaking mainly property work, the firm is well known for its Leasehold reform and enfranchisement work, employing 8 full time and part time fee earners working directly in this area (including a chartered surveyor who carries out the valuation work).

Responsibilities:

THE ROLE:

The firm is seeking to appoint a full time property paralegal to support the Commercial Property Department with a varied caseload of property instructions and to help elevate the firm’s profile in this sector, both locally and nationally.
The firm currently has a reliable supply of good quality instructions from a range of clients including a national car parts supplier, private companies, investors, pension funds, local authorities, and high net worth individuals.
The successful candidate will be responsible for assisting with a range of commercial property work including acquisitions and disposals, secured lending and investment finance, commercial leases and supplemental and ancillary lease documents, sale contracts, option agreements, overage deeds, section 106 agreements and corporate support. Where appropriate the candidate will run files under supervision from initial instruction through to completion. You will be motivated to provide an exceptional client service.

RESPONSIBILITIES INCLUDE:

  • Handling new enquiries and following them up
  • Onboarding clients, carrying out of file opening procedures and preparation of quotes and engagement paperwork.
  • Conduct of casework to include drafting and negotiation of commercial property contracts, deeds, leases, licences, option agreements, overage agreements, and ancillary documents, obtaining and reviewing title documents, obtaining or providing replies to enquiries such as CPSE, property searches, preparation of reports on title, use of an electronic signature platform, preparation and submission of SDLT returns, and a range of Land Registry applications and dealing with requisitions.
  • Communication with clients, agents, surveyors and other solicitors.
  • Fee generation in order to achieve a fee target
  • File closure and archiving
  • Preparation of periodic technical releases for internal and external use
  • Assistance with marketing and development of the department
