BASIC REQUIREMENTS:

Undergraduate and Graduate Education: Major study - engineering, industrial arts, property management, or business administration.
OR

Specialized Experience: Examples of specialized experience includes:

  • Managing a maintenance program for office or apartment building complexes, hospitals, recreation facilities, military, or other special-purpose installations, including planning maintenance activities, and developing preventive maintenance programs.
  • Conducting surveillance activities over construction and maintenance operations performed by a variety of private contractors, including reviewing project plans and specifications for workability, informing contractors of construction and reporting requirements, and supervising operations for conformance with project plans.
  • Performing maintenance or construction work, including estimating material and labor costs for a variety of construction or maintenance projects (such as construction or maintenance of brick, frame, structural steel, reinforced concrete, and other type structures ranging from one- or two-story buildings to larger structures), directing actual work operations, and maintaining appropriate contacts with the organization funding the project.

IN ADDITION TO THE ABOVE BASIC REQUIREMENT, YOU MUST ALSO MEET THE FOLLOWING MINIMUM QUALIFICATIONS:

You qualify for the GS-12 grade level if you possess one (1) of the following specialized experience equivalent to the GS-11 grade level performing duties such as:

  • Monitor the preventive maintenance programs to ensure life expectancy of operational facilities.
  • Ensure performance of preventive maintenance on building systems, plumbing, electrical, mechanical and control systems and related components.
  • Repair building plumbing, low-voltage, and line voltage electric systems, door hardware, fire and life safety protection equipment/systems, sprinkler systems, seniors and related hardware and software.
  • Perform inspections of new or altered facilities to ensure compliance with the Occupational, Safety and Health Act (OSHA) and contract specifications.

Responsibilities:

DUTIES

As a Facilities Operations Specialist, GS-12 you will perform the following duties:

  • Manages the oversight of contractor performance for a preventative maintenance program for building systems
  • Monitors the implementation of maintenance methods, standards and techniques.
  • Monitors and inspects work done by contractors for adherence to state and Federal regulations, conformance specifications, requirements, and compliance with applicable building and safety codes.
  • Monitors the activities of all maintenance, renovation, remodeling and new construction projects to ensure performance is in accordance with building code procedures.
