EDUCATION & EXPERIENCE

  • Bachelor’s Degree in Commerce, Finance and/or a Master’s Degree in Business Administration with at least 15 years of commercial and operational real estate experience.

  • Knowledge of the Mauritius market and property trends.

Responsibilities:

MAIN PURPOSE OF THE JOB

Multiple award winning Pam Golding Properties is recognised locally and internationally as Southern Africa’s leading independent real estate group and has been active in Mauritius for close to 20 years. With a first rate Development sales capability and offices in Black River on the West Coast and Grand Baie in the North, we assist our clients with sales and rentals, specialising in selling Mauritius real estate to the international market. The team in Mauritius is made up of skilled English and French speaking agents with a well establish administrative capability and is backed by the Pam Golding brand and infrastructure.
Main Purpose of the Role
Responsible for driving growth and sales, managing all key risks impacting the business operations, increasing market share and improving business operations across all operations (developments, rentals and residential sales) in Mauritius through the effective leadership of staff and the efficient and effective implementation of PG Mauritius strategy.
The position is based in Mauritius and will include occasional travel to South Africa.

KEY RESPONSIBILITIES

  • General Management Functions
  • Responsible for the development and execution of the overall PG Mauritius strategy, operating plan and sales targets aligned with local market conditions and approved by the Board;
  • Responsible for the financial management and performance of PGM and ensuring that annual budgets are in place, all revenue and expenses are managed prudently and within budget to maximise profitability and cashflow across PGM;
  • Identify and create opportunities for revenue growth and the management of several revenue streams across the local letting, rental management, sales and developments;
  • Identify, investigate and recommend new ventures in support of revenue growth
  • Identify underperforming areas in Pam Golding Mauritius and work with the relevant managers to improve performance related to operations, market share, sales, revenue and profitability;
  • Ensure that risk management practices and policies in respect of compliance and HR are in place as well as the early identification and mitigation of risk in PGP;
  • Lead and support all direct reports, ensuring that critical roles are filled and onboarding new members of the team;
  • Marketing

Oversee the PGM marketing function (particularly across the various developments), this includes:

  • Ensuring that marketing campaigns do not cannibalise each other’s and that they make sense for each development;
  • Ensuring that money is spent on the right places to ensure maximum lead generation and campaign success;
  • Oversee the marketing budget and marketing platforms;
  • Responsible for PGM PR;
  • Initiate, activate and drive referral partner networks to ensure lead generation.
  • Development Management

The Development Management function is an important part of the business. It includes the following:

  • Communicating development, sales and marketing value-add within the projects environment to developers and thereby securing the PGM position as the main sales agency for the targeted developments;
  • Responsible for negotiating the best terms for commission as well as exclusivity / master mandate;
  • Nurturing and building, long term relationships that are based on trust and transparency;
  • Ensuring that PGP is on-site, thereby entrenching our position;
  • Kickstarting the development relationship and ensure that the PGM sales and marketing team integrates correctly with the developer’s team;
  • Responsible for agreeing the marketing spend from the developer to back PGM’s sales efforts;
  • Handle any sensitive disputes and negotiate resolutions and mediate where necessary;
  • Ensure that the product mix and market strategy aligns for best possible chance of success;
  • Ensure that developments across PGM areas don’t overtly compete with each other, and thereby create conflict with developers;
  • Manage the combination of developments taken on, with associated lead flow, to ensure we are best placed from a lead generation perspective on the Island to maximize sales.
