Description:
Ironstate Properties is a premier residential real estate developer and manager of luxury apartment rentals in Northern New Jersey. Ironstate’s strength is in the individuals that make us great. We are currently seeking a confident candidate for the position of Leasing Manager for our Jersey City/NYC portfolio.
The Leasing Manager is responsible for managing and directing the community’s marketing, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.
This is a full-time position.
Salary range: $70K - $75K/year plus $150.00 commission per apartment leased
QUALIFICATIONS:
- 2-4 years of sales or leasing experience + 2 years of supervisory experience
- Ability to self-manage and prioritize
- Demonstrate strong oral and written communication skills
- Proficiency in MS Office
- Yardi experience is a plus
- Must possess a positive attitude
- Ability to work a flexible schedule, including evenings and weekends
- Associate degree with a focus in property management or related field is a plus
- Neat, clean, professional always throughout the workday and/or whenever present at the community.
US Authorization is required.
Responsibilities:
- Maintaining current knowledge of marketing and leasing techniques to attain marketing goals
- Ensuring achievement of the community’s revenue and occupancy goals by directing the community’s marketing, advertising, and sales activities, overseeing on-site traffic, ensuring an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring the day-to-day sales and leasing activities
- Staying informed about current market and competitor conditions that may impact the community’s occupancy and sales results
- Developing and implementing short- and long-term marketing plans and goals to sustain occupancy, and implements creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases
- Actively participating in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures
- Supervising the community’s leasing team by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
- Inspect available “market ready” units, communicate related service needs to Operations Manager/Director of Operations.
