ROLE DESCRIPTION

The Listing Specialist understands and embodies the core values of 2020 Builders while guiding each listing from the initial prep all the way to the close of sale. This role requires a combination of sales strategy, marketing, and task management skills ensuring that the sales processes flows smoothly to make sure we are always ahead of the game. Role specifics include managing document prep, photography, valuations, MLS listing creation, open houses and showings, offer negotiation, due diligence requests, and closing coordination.

RESPONSIBILITIES - DOING THE JOB. THE ACTIONS FOR WHICH THE TEAM MEMBER IS RESPONSIBLE.

  • Live up to Team 2020’s culture and core values.
  • Utilize professional networking opportunities to enhance the company’s brand.
  • Listings:
  • Follow all SOP’s for MLS input
  • Proactively update buyer’s agents with status updates for projects that are under contract.
  • Communicate with PMs to understand any potential material facts or irregularities with each house before listing.
  • Arrange exterior photography, attach interior photos, verify MLS accuracy for each floor plan, attach relevant documents to MLS, and set up showing time.
  • Proactively update listing, including property details, photos, virtual tours, and marketing materials to ensure they are optimized, accurate, and up-to-date.
  • Communicate with Project Managers when a listing is active so that they can ensure cleanliness of and access to the house.
  • Approve listing prices with Head of Sales and complete appropriate listing documents all the way through required signatures.
  • Facilitate all document keeping within EXP and Skyslope to stay in compliance.
  • Offers:
  • Handle all offers with integrity and care.
  • Follow all SOP’s related to offer negotiations and expectation setting.
  • Negotiate contracts to ensure the best possible outcome for 2020 Builders while providing Abundant Value to our buyers and agents.
  • After terms are informally agreed upon, disseminate completed contract documents for all applicable parties to execute.
  • Due Diligence Requests:
  • Follow all SOP’s for responding to Due Diligence requests.
  • Always communicate clearly and thoroughly to avoid miscommunications and prevent unmet expectations.
  • Use creative skills in negotiation - think outside the box when necessary.
  • Contract to Closing:
  • Facilitate a smooth and enjoyable closing experience for everyone involed by following all SOP’s for working with our attorney’s office and the buyer’s agent’s office.
  • Ensure all documents are handled in advance to avoid any last minute snags.
  • Manage all calendar events in contract to close and proactively communicate closing details to all internal teams to ensure everyone stays informed.
  • Other duties as assigned.

EXPECTATIONS - ACHIEVING THE RESULTS. THE GOALS AND METRICS FOR WHICH THE TEAM MEMBER IS HELD ACCOUNTABLE.

  • Attend AVLMeetup and at least one other industry or networking event every month to promote 2020 Builders and increase visibility and trust in our market.
  • Review 100% of stagnant listings every week and implement strategic listing practices to enhance visibility and appeal.
  • Respond to 100% of listing inquiries within 24 business hours.
  • Take action within 24 hours on listings that hit specific DOM benchmarks, using tools like the Ruiz Report and CMA to recommend the best course of action.
  • Provide feedback every week by end of business on Friday on your morale, stress, and workload using the weekly report tool in the portal.
