Description:

JOB OVERVIEW:

As a Maintenance Technician, you’ll be responsible for maintaining an attractive, safe, and pleasing environment for residents is of the utmost importance in delivering service to the community.Under supervision, performs routine maintenance in the common areas, while maintaining good relations with the residents.

SKILLS AND QUALIFICATIONS:

  • One year of experience in janitorial or custodial work. Prior work experience as a maintenance technician is also considered.
  • An ability to follow oral and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.
  • Basic principles of plumbing, wood finishing, painting, electricity, and carpentry.

EDUCATION AND EXPERIENCE:

  • One year of experience in janitorial or custodial work.
  • High School Diploma or GED.
  • Two years of custodial or janitorial experience; work as a maintenance technician is also considered.
  • Certifications are a plus within the areas of Pool, and HVAC.

PHYSICAL REQUIREMENTS:

  • Ability to lift to 50 lbs. following appropriate safety procedures.
  • Ability to respond to emergencies in a timely manner.
  • Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.).
  • Occasional overtime may be required.
  • Some exposure to dust and noise.

Responsibilities:

  • Clean restrooms per the prescribed schedule and document them in the appropriate log.
  • Performs minor and major repairs of common area buildings and equipment as needed, document for follow through with appropriate work order system.
  • Install light bulbs and conduct minor repairs on ground-level lighting or lighting that can be reached with a 6-foot ladder.
  • Paint exterior and interior walls, structures, and fencing, as needed while documenting through the appropriate work order process.
  • Clean and sanitize restroom facilities and fixtures including sinks, urinals, toilets, mirrors, and walls.
  • Sweep, vacuum, mop, wax, strip, and polish floors; vacuum and shampoo carpets as scheduled.
  • Maintain documentation in an appropriate log.
  • Dust and polish furniture, woodwork, fixtures, and equipment.
  • Empty and sanitize waste receptacles; pick up papers and other debris per schedule.
  • Move and arrange furniture and equipment and set up rooms for meetings as needed.
  • Maintain common areas including but not limited to sweeping decks, power washing walkways, removing cobwebs, cleaning deck furniture, emptying and cleaning ashtrays, removing fallen yard debris, picking up garbage, and disposing of garbage at appropriate disposal sight.
  • Operate a variety of hand and power tools which could include saws, drills, floor buffers, vacuums, carpet cleaners, power washers, and other tools used in building and ground maintenance.
