Job Description
Reporting to the Head, Marketing & Sales (Residential), you are the key liaison person responsible for facilitating communication between the solicitors and the company’s residential property purchasers. You will oversee the entire Sale & Purchase (S&P) contract management process, delivering end-to-end support for our purchasers for contract-related matters, such as contract creation, amendments, disputes, and that they are performed within defined Service Level Agreements (SLA) and in fully compliance with legislation/legal guidance.
Key duties:
- Liaise with solicitors for sales conveyancing process & procedures.
- Monitor the exercise of Options, checking/executing/witnessing of S&Ps, and safekeeping S&Ps.
- Work closely with Finance on dishonoured cheques or late/outstanding payments and interests, and ensuring all payments are received before final completion of sales.
- Process forfeiture/refund of abortive sales.
- Analyse all clauses, stipulations, obligations and liabilities of contracts to ensure reasonableness and legal compliance.
- Develop and maintain sales contract and conveyancing documents/templates with solicitors.
- Manage, track and ensure completeness of all sales contracts are entered into appropriate reporting and accounting systems.
- Liaise with solicitors on the serving of Notices of Payments (including progressive payments, TOP, CSC and Legal Completion) to the purchasers.
- Work closely with the Marketing & Sales team and solicitors to manage purchasers’ requests for customization of layouts, changing of units, termination of Options to Purchase or S&Ps, etc.
- Handles any special requests from buyers (e.g. option exercise time extensions, amendment of purchasers’ names, change of unit, waiver of interest charge, etc.
- Manage Temporary Occupation Permit (TOP), Certification of Statutory Completion (CSC) & Legal Completion of developments with solicitors.
- Initiate & oversee any legal proceedings with solicitors.
- Resolve land & title issues and manage contentious contractual issues or disputes.
- Keep up to date with contractual real estate laws, regulations and best practices for contract structure and legal terms.
Requirements:
- A good diploma or degree in Law, Paralegal Studies or a related field, with a minimum of 5 years of proven experience in conveyancing within a legal or real estate industry.
- Strong understanding of property law and the conveyancing process.
- Knowledgeable about financing options, lending requirements and documents, land use and bankruptcy.
- Strong written and verbal communication skills are important attributes.
- Meticulous and detail-oriented, with the ability to work under pressure, multi-task, prioritize and meet deadlines in a fast-paced environment.
