Overview:
CORT is seeking a Manager of Corporate Real Estate Transactions to oversee and manage the company’s Real Estate transactions. The Real Estate Department is responsible for providing the necessary direction, systems, and procedures to ensure that the company has developed the right facilities with consistent standards of quality in a cost effective and timely manner to meet the company’s objectives. The department oversees and manages 118 leased and owned real estate facilities nationwide, which include distribution centers, retail locations, and offices.
As the Manager of Corporate Real Estate Transactions, you will participate in all of CORT’s real estate transactions and report to the Director of Real Estate. These transactions include new leases, lease amendments, lease renewals, subordination, non-disturbance and attornments (SNDAs) & Estoppels as well as be an integral part of the site selection and market analysis process. While the title of this role is Manager, the Manager of Corporate Real Estate Transactions is an individual contributor with no direct reports. Your role will be to take the lead in the negotiation of transactions, assist in negotiations for tenant improvements associated with lease renewals or new leases, lease interpretation, communication with our landlords, and review of legal documents. Candidates should have previous experience with warehouse/industrial/distribution leases and experience on the corporate (occupier) side of real estate.
Salary range is $90,000-$120,000 based on experience and cost of living.
This position is also open to remote candidates. NOTE: CORT is not hiring remote workers in Montana, Wyoming or South Dakota. All other applicants with residencies within the continental U.S. are eligible to apply.

Responsibilities:

  • Oversee and manage all real estate transactions, ensuring that proper records are kept with respect to lease expirations along with critical dates for exercising renewal options, purchase options, early termination rights, expansion options, and deadlines to request reimbursement of TI allowances
  • Review all upcoming lease renewals and consult with local leadership to determine if facilities are meeting CORT’s needs and advise in respect to renewal or replacement
  • Conduct all real estate transactions including new leases, renewals and amendments, subleases, early termination agreements, lease modifications, negotiating purchase and sale agreements, providing or obtaining easements with respect to owned properties
  • Review, redline and negotiate all new leases, lease amendments and purchase and sale agreements. Review and comment on all estoppel certificate and SNDA agreements
  • Assist with Lease Administration including database management, reporting, and work done by others involving reconciliation of operating expenses, payment of utilities, common area maintenance charges, and rent to ensure accuracy and compliance with lease documents
  • Review and approve changes to the lease data system as result of new leases, modifications, and adjustments presented by landlords

Qualifications:

  • 5 - 7+ years of corporate real estate experience required
  • Experience in negotiating lease language and purchase and sales contracts
  • Previous experience reviewing legal documents including but not limited to Estoppels and SNDAs
  • Strong project management skills
  • Vendor management experience
  • Previous experience with warehouse/industrial/distribution leases and experience on the corporate (Tenant) side
  • Strong knowledge of lease administration databases and reporting
