The Opportunity: BGO Living, a renowned leader in the residential property sector, is seeking a Marketing Manager to oversee and elevate our multi-family marketing program across our national portfolio. This role is ideal for a strategic thinker with a proven track record in developing impactful marketing campaigns, managing brand consistency, and driving revenue growth in the real estate, hospitality, other institutional industries.

Responsibilities:

  • Oversee the national multi-family marketing program, ensuring effective execution across the portfolio.
  • Develop and implement strategic marketing plans and campaigns to distinguish BGO projects, increase market share, and optimize leads, conversion rates and revenue.
  • Ensure uniformity of company and property branding across various platforms.
  • Create and monitor marketing budgets for individual properties, analyzing monthly spend variances.
  • Prepare comprehensive monthly lease-up reports for investors, deriving actionable insights and recommendations based on data.
  • Manage deliverables of third-party marketing vendors including photographers, creative agencies, and digital advertising firms, ensuring timeliness, budget adherence, and quality of work.
  • Maintain an organized repository of marketing documents, images, and reports.
  • Oversee the production of print materials, signage, digital collateral, and renderings.
  • Manage creative direction and messaging, ensuring that public-facing materials effectively target the desired demographic and align with the property’s development stage.
  • Modify marketing campaigns and expenditures based on analytics and performance data.
  • Keep abreast of industry trends, recommending new technologies, products, or services as needed.
  • Daily management of “online curb appeal,” including Internet Listing Services (ILS), property websites, and social media accounts.
  • Work alongside agency partner to manage strategic paid media.
  • Maintain keen market oversight across identified Canadian markets, reviewing available market data and applying trends to assigned portfolio.
