JOB SUMMARY:

Project Managers are responsible for all daily project management issues and administrative support. Responsibilities will include problem-solving, clerical, data entry, filing, documentation control and invoice processing. The position requires organization, a motivational attitude and independent work ethic.

POSTION REQUIREMENTS:

  • Requires high level of analytical skills, ethical behavior, security of sensitive information and maintaining company confidentiality.
  • Strong aptitude for financial systems with proven ability to define problems, collect data and develop an action plan.
  • Proficient in Microsoft Suite products, COINS (or designated database), and the ability to research and maneuver on the web.
  • Requires regular attendance and timeliness, reporting all scheduled and non-scheduled absences to Manager and Human Resource.
  • Respectful of each employee’s area of responsibility, embracing positive relationships, and being aware of the need for all employees to perform the essential functions of their job with minimal interruptions.
  • Ability to work independently, setting priorities, utilizing efficient time management skills to ensure all essential functions are performed in an accurate and timely manner within the work week schedule.
  • Ability to develop procedural protocol for reoccurring responsibilities/tasks, establishing an efficient routine, streamlining processes, taking ownership of essential functions, and communicating processes with manager utilizing minimal supervision.
  • Ability to effectively communicate oral and written, with concise and complete information, researching issues as necessary, proposing options if applicable, ensuring minimal impact on co-workers and customers. Best judgment should be practiced for those issues that need immediate attention.

EDUCATION/EXPERIENCE:

  • Minimum of five years in construction management.
  • High School Diploma or equivalent
  • Construction Management or additional work experience necessary

Responsibilities:

  • Ability to study and understand project documents/estimate, our scope of work, the contract, specifications and plans.
  • Determine necessary materials, equipment and personnel to build project verifying material quantities and completing major purchase orders.
  • Communication with field on necessary information-contract documents, approved material submittals and forms, following up on status of look ahead schedule, daily reports, time sheets and field Request for Information.
  • Monitoring all cost pertaining to the project(s), and Cost Coding project expenditures.
  • Prepare submittals, track status of approvals, provide backup/follow-up documentation as required.
  • Develop a project budget, billing schedule, and prepare monthly project billings.
  • Build a project schedule, coordinating with the Foreman to develop Look Ahead Schedules.
  • Monitor project progress and track as planned as built comparisons, preparing financial project projections as requested.
  • Coordinate Subcontractors negotiate price/scope, schedule and manage work progress.
  • Develop and submit RFI’s PIP’s, identifying discrepancies in design and contract requirements, offer solutions to the Owner that will assist in overcoming design/constructability issues.
  • Price forward CO’s that evolve because of issues identified in RFI’s or Owner issued documents.
  • Negotiate and agree on changes with a commitment to pay from the Owner.
  • Manage added materials/equipment etc. required for added work (i.e. submittals need to be revised to cover CO, new materials need to be submitted, coordinate equipment/personnel specific to added work.
  • Put General/Owner on notices of impacts/delays due to other trades, weather, scheduling conflicts etc.
  • Represent and protect the interest of Liberty.
