Description:
SKILLS AND EXPERIENCE:
- 5 years of strong owner-operated property accounting experience including financial and tax accounting/reporting
- Formal Accounting qualifications – Degree Qualified, CPA/CA
- Budgeting and forecasting experience in the property industry, with both bottom up from lease level and top-down approach
- Performance reporting and variance analysis experience including commentary tailored to target audiences
- Strong experience interpreting leases and translating to financial outcomes or impact on property accounting
- Practical experience and familiarity with various modules within MRI and workflow is desirable but not essential
- Business or system improvement experience is desirable
- General understanding of tax accounting

Responsibilities:
ABOUT THE ROLE:
We are seeking a Property Accountant to join our client’s property finance team, overseeing the accounting and financial management of the Commercial Property. This involves handling reporting and strategic financial responsibilities for high-quality commercial property assets, primarily in retail, within key Metropolitan areas along Australia’s eastern seaboard.
DUTIES:
- Ensure accurate and timely delivery of monthly, quarterly, and year-end property reports, including financial and statistical information
- Take full ownership and responsibility for end-to-end property accounting, including tax implications
- Maintain and oversee the property system (MRI) and review / approve property and lease database setup
- Manage tenant billings and collections, collaborating with Property Managers
- Develop and maintain systems, processes, and procedures for property performance analysis and value assessment
- Manage tenancy schedule accuracy and lease administration, including rent roll preparation and expense accruals
- Provide information to Property Managers for monthly property reports, including variance commentary and balance sheet reconciliations
- Oversee tenant receipting allocations and assist with queries and reconciliations
- Review bad debts and propose write-offs, manage PO/invoice coding, and complete management accounts and bank compliance reporting
- Account for capital vs. operational expenses, maintain fixed asset registers, and prepare property budgets and annual outgoing estimates
- Participate in ad hoc reporting, annual audit tax requirements, board reporting, and special projects as needed
- Collaborate closely with the finance team, internal and external property managers, auditors, vendors, tenants, and other stakeholders
