Description:

We are an independent New Zealand mobile towers and passive infrastructure business. We operate a nationwide portfolio of over 2,350 mobile sites and are responsible for building and densifying our network of mobile towers across New Zealand to enable 5G and future mobile technology rollouts. Our principal customers are Spark and 2degrees and other wireless network operators who install active radio equipment on our towers. Working across New Zealand with a range of stakeholders, landlords and communities, we enable our customers to provide coverage and services to their end users to help unlock New Zealand’s digital potential.
Connexa is owned by Ontario Teachers’ Pension Plan Board (OTPP) as a majority shareholder (83%) and Spark New Zealand Limited retains a 17% interest.
As a Property Acquisition Manager you will play an integral part of our site selection process as well as project management through to hand over to the Operations team. This role will be based in our modern Auckland office and is part of our wider property team across Auckland & Wellington.

REQUIREMENTS

Key Responsibilities include:

  • Manage the entire site acquisition process: site selection; lease negotiation; plan preparation; resource consent application; and community and landowner relations
  • Manage multiple concurrent site acquisition projects, ensuring that sites are delivered to the business on time and within budget
  • Manage commercial negotiations with land owners and legal negotiations with their solicitors during securing suitable tenure over the telecommunications site.
  • Work directly with a wide group of internal subject matter experts (e.g. deployment engineers, RF engineers, design engineers) and manage external consultants (e.g. Property Agents and RMA specialists) and assist in all aspects of project.
  • Coordinate and attend site visits and technical team visits during the site selection process.
  • Prepare and update site status reports/databases

You will have:

  • Bachelors Degree in Property or Planning; or equivalent combination of education and site acquisition management experience in the wireless telecommunications industry, or other demonstrated project coordination experience
  • Experience of each part of the site acquisition process, with the ability to drive performance of a wider team of subject experts in parallel
  • A strong background in negotiation of leases and associated documents
  • A working knowledge of the Resource Management Act
  • Track record of success in a team environment in the complex delivery of multiple projects
  • Excellent computer/reporting skills, including a high level of proficiency with MS Suite, GIS spatial systems and other database/project management tracking tools.
  • Outstanding organisational skills and the ability to multi-task and work effectively with limited supervision.
  • Highly motivated self-starter able to work under aggressive project schedules. Ability to deal with pressure and multiple deadlines through good time management and prioritisation.
