Description:

Key accountabilities:

  • Project manage and coordinate new shop fit outs and refurbishments in conjunction with Retail operations and external partners ensuring projects are delivered on time, to standards and within agreed budgets.
  • Responsible for the day-to-day maintenance and upkeep of the retail estate, HQ & warehouse in line with company policies and statutory compliance requirements, getting the right balance between reactive and preventative maintenance thats right for our business.
  • Work with property agent and directors to ensure deals with lease renewals, regears (break removals/operation of breaks/lease extensions etc) are the best possible.
  • Coordinate and manage internal and external stakeholders to secure and develop new properties as per the retail development strategy.
  • Be the first line contact with our property lawyers giving them guidance where it is in line with known Bravissimo policy and escalating where it is not.
  • Optimising occupancy cost across rent, rates, service charge, and insurance with property agents and finance. Working with all relevant areas to get information required to conduct a financial appraisal of any new shop.
  • Make sure that any dilapidations liability is minimised when exiting leases, that all lease obligations are met and that the exit from the property is orderly and cost effective
  • Ensure that internal policies are up to date with Health & Safety regulations and are embedded across the business and will be a point of contact for local authorities

Responsibilities:

Managing our estate in a commercially savvy way is imperative, as is the safety and environment for our people and customers. So, the purpose of this role is to work with our property agents, directors and suppliers to find brilliant new retail sites and refurbish them with our teams and customers in mind. Youll also manage the maintenance of the portfolio all sites via a managed service provider and internal stakeholders. We currently have 25 UK retail sites, a warehouse and Bra HQ.

Person specification:

  • Youll be comfortable with the big picture as well as being happy rolling up your sleeves and getting stuck in to make a difference to our teams and customers.
  • Have operational and hands on property and maintenance experience.
  • Superb project management skills and high level of commercialism.
  • Ability to build relationships and rapport quickly with stakeholders.
  • Collaborative and agile working style.
  • Ability to problem solve and prioritise, comfortable dealing with ambiguity.
  • A good level of H&S experience and/or certification.
