QUALIFICATIONS

  • Bachelor’s degree in business, real estate, or related field preferred.
  • Minimum of 2-5 years of experience in property management, with a focus on residential & commercial properties.
  • Strong knowledge of market rate, condo, and co-op properties in Manhattan.
  • Bilingual proficiency in English and Spanish preferred.
  • Proficiency Yardi, Word & Excel.
  • Excellent communication, interpersonal, and customer service skills.
  • Ability to multitask, prioritize workload, and work effectively in a fast-paced environment.
  • Strong problem-solving and decision-making abilities.

The base salary for this position if filled within New York City is $55,000 to $70,000 based on skills and experience.

  • Maintain a strong relationship and regular interaction with Property Owner/Client to ensure that objectives are being met.
  • Keeping buildings up to date with respect to periodic inspections (such as elevator, boiler, façade, gas piping, benchmarking, various local laws, etc.) and following up with respective vendor/agency for timely filing, etc.
  • Working with contractors/engineers/consultants on small to large construction/capital improvement/renovations projects
  • Managing compliance of various local laws and occupancy codes.
  • Coordinating with expeditors in violation removal (HPD, DOB, ECB, FDNY, etc.)
  • Support and develop the planning, budgeting, and control of operating and capital expenditures. Administer and prepare annual budgets, forecasts, monthly reports, and variance reports.
  • Oversee the selection and performance of vendor services, including preparation of request for proposals and service agreements.
  • Monitor vendor performance to ensure compliance and standards established in the service agreement are being met.
  • Manage and supervise building staff, including oversight of scheduling, and facilitating maintenance with vendors and tenants.
  • Perform property inspections on a regular basis and make recommendations to maintain and enhance the asset.
  • Maintain and support the compliance of property safety standards and building codes.
  • Assist in the Fire and Life Safety training and maintain the building emergency response plans and procedures, along with its related documentation of compliance.
  • Document and track all certificates of insurance from vendors and tenants.
  • Maintain accurate and pertinent information for vendors and tenants.
  • Coordinate with leasing brokers to quickly turn around vacant space and maximize occupancy and positive cash flow

Responsibilities:

This is a full-time role as a Property Manager at Berik Management. As a Property Manager, you will be responsible for overseeing the daily operations of multiple properties, including managing budgets, coordinating vendor services, and ensuring compliance with regulations and policies. The Property Manager reports to the Senior Property Manager and President and executes on all aspects of the management services delivery for the assigned portfolio. The individual in this position will supervise building staff and vendors and support with the operations and financial responsibilities of the managed assets or buildings. Relationship building with client representatives and all tenants is required to quickly solve tenant issues that may arise and achieve the highest levels of tenant satisfaction. This role is primarily located in Manhattan, NY, with flexibility for some remote work over time.
