As a member of the Asset & Property Management team, you will be responsible for the operational property management of our Germany portfolio, which currently consists of around 60 properties (approx. 2.0 million m² of leasing area) let to well-known clients from a wide range of sectors (e.g. e-commerce, logistics, automotive, food). Together with our commercial, financial and technical colleagues, you will be providing excellent customer service and keeping our sites in best technical and sustainable state at all times.

You will be responsible for a portfolio of approx. 10-15 logistics properties for which you:

  • take on pro-active and self-dependent operational management ("day-to-day business"); this means that you know and look after all facets of your properties and serve as the first point of contact for your customers …
  • be responsible for the operational management of your portfolio in terms of maintenance, repairs, inspections as well as reviewing / allowing tenant requests, ensuring a solid, sustainable customer support
  • ensure compliance with all contractual agreements from lease contracts, land / leasehold contracts, urban development contracts, supply contracts, etc.
  • deepen existing local relationships with tenants, facility management and other business partners (property owners, utility providers, service providers)
  • obtaining internal approvals, budget planning and forecasting of the necessary capex measures, cash flow monitoring and reporting at property level
  • ensure complete and up-to-date asset documentation, e.g. contracts/amendments, certificates, protocols/reports, licences, permits, consumption data, asset plans
  • follow-up warranty claims and reporting / processing of insurance claims
  • carry out regular property inspections / site visits, follow-up on issues identified and check compliance with health & safety standards on site
  • support with the preparation of the annual service charge reconciliation (4-eyes-principle)
  • become part of project teams regarding commercial negotiations, releasing or property sales

    Do you recognize yourself?

  • You are an entrepreneurial personality with a strong affinity for operational/technical property management and experience in a similar position

  • You have a business degree in property / facility management, real estate, building technology or business administration,.. or similar by experience
  • hands-on mentality and problem solver, good technical and legal understanding
  • Strong sense of responsibility and entrepreneurial thinking
  • High social competence (team player) and good communication skills
  • Strong sense of duty for internal processes, standards and documentation
  • Willingness to travel regularly (property inspections, attendance appointments in Düsseldorf)
  • You are fluent in German and have a good knowledge of English
