Description:

JOB SUMMARY:

The Purchasing Assistant will work with the Purchasing team in all aspects of Subcontractor contracts, purchase order accuracy, variance order requests, building new house plan take-offs, data input and other various aspects of the supply chain. Tasks will include, but are not limited to, providing information for bids through blueprint review, option review, specifications, and take-offs from contractors. Answering questions and correcting issues found on options, budgets, purchase orders, and specification changes.

QUALIFICATIONS:

  • Minimum 3 years directly related experience
  • Must have knowledge of residential construction and the components required to construct single-family and multi-family homes.
  • Need to have the skills required to analyze direct cost to maintain or improve budgets
  • Must be able to multitask and meet deadlines, a high level of organization is required.
  • Need to possess strong communication and problem-solving skills with the ability to negotiate contracts that will support the company’s needs.
  • Display a cooperative attitude at all times.
  • Interact with all levels of internal and external customers in a professional and supportive manner.
  • Experience with Construction Estimating Software (e.g. PlanSwift)
  • Knowledge of Construction Resource Planning Software (HomeFront, Salesforce, CPQ, etc)

EXPERIENCE:

  • Residential Construction Purchasing: 3 years (Preferred)
  • Construction Estimating: 1 year (Required)

Responsibilities:

  • Reads & accurately interprets scale drawings, construction specifications, and textual scope of work descriptions for the mechanical disciplines as well as architectural & structural as affecting the mechanical scopes of work.
  • Gathers and assembles all data for the cost estimate using established processes & procedures ensuring an accurate valuation of expected costs. Including but not limited to; Materials, labor, equipment rental, vendor-provided items, and subcontractor proposals.
  • Review all plans and specifications from a cost perspective identifying areas, that warrant detailed review, negotiate, and execute on every opportunity to reduce costs.
  • Research new products and processes from a cost and value basis.
  • Assist in budget reviews.
  • Research and pre-qualify trade partners who can provide cost-effective construction, service, and quality.
  • Develop and maintain general, specific, and inclusive Scope of Work documents depending on work to be accomplished.
  • Assist in the preparation of Bid Packages, including Scopes of Work, Payment and Price Schedules, Insurance Requirements, other exhibits, plans, and cover letters.
  • Analyze bids for completeness and accuracy. Prepare Bid Comparison and review with the management team. Assist in the selection of preferred bidder based on competitiveness and ability to fulfill contract requirements.
  • Monitor trade partner performance and assist in efforts to ensure trade partner complies with contract requirements.
  • Assist the accounting department in researching and resolving budget and payment issues.
  • Maintain a positive and professional relationship with all potential and existing trade associates.
  • Assist in the validation of material takeoffs.
  • Perform all other duties as assigned.
