Our Workplace team is responsible for curating and sustaining our unique Miro work environments around the world, helping to bring our Purpose to life in the physical sense. We are responsible for the full life cycle of our physical workplaces, from ideation to expiration, and we are a key influencer of the employee experience by way of our workspaces, services and amenities.
Responsibilities:
ABOUT THE ROLE
As an Real Estate Analyst, you will contribute to our overall Real Estate strategy, including, but not limited to, Portfolio Management and Lease Administration. You will help to scale our existing portfolio by building robust processes for our global portfolio, currently serving ~1900+ employees occupying ~400K square feet across 14 locations.
In your role, you will also be building and leading all aspects of our function where you will be focused on ensuring tight alignment with the relevant functions in the Accelerate (finance) organization.
You will be both execution focused, helping to ensure our day-to-day business runs the way it should, and strategy focused, helping to ensure we are contributing to the long-term health of ServiceNow; you will move between these elevations frequently.
WHAT YOU’LL DO
- Manage leasing, acquisition, disposition, and site selection activities for the company
- Act as liaison between senior management and firms contracted to help maintain/manage the company’s real estate properties
- Maintaining strong relationships with third-party leasing and sales brokers
- Keep a database and regularly appraise all real estate leased by the company
- Work with (outside) legal counsels to draft and scrutinize legal documents
- Coordinate with landlord facilities and property management professionals
- Develop knowledge and tools to best facilitate the company’s need for optimal site selection
- Collaborate with internal teams to manage due diligence, entitlements, and scheduling in the purchase or development of new locations,
- Provide oversight to brokers in performing market analysis including traffic counts, site accessibility, demographics, employee locations, and competitor locations
- Tour potential sites
- Make internal presentations to senior management for approval of leasing, acquisitions, dispositions, and site selection decisions
