REGIONAL ASSET MANAGER - MELBOURNE

To enable this, Property is changing from a largely reactive, tactical and siloed support function to a more strategic, proactive and value add enabler of customer and business outcomes. Property will partner with the Bupa business units to deliver customer and commercial outcomes that are aligned to Bupa’s Enterprise strategy. A focus of the Property Team is to promote consistency in practices and methodologies, development of key capabilities, simplifying governance, enhanced controls driving better commercial outcomes.
Our Regional Asset Manager will be primarily responsible for managing planned and unplanned repairs and maintenance, including coordinating, negotiating, reporting, and scheduling all essential services and other planned regular repairs and testing, and providing technical support. The role will operate across a group of homes in Bupa Australia, influencing at senior levels through to the front line, whilst also demonstrating consistency. The ideal candidate will have the capacity to influence and promote positive change and be a passionate team player.
Responsibilities:
IN THIS ROLE YOU WILL ALSO HAVE THE OPPORTUNITY TO:
- Be responsible for regulatory compliance in relation to facilities management.
- Provide technical property management support to facilities, the property team and external contractors on site.
- Take a lead role in managing Bupa’s health and safety requirements in relation to our properties and contractors working on site
- Participate in development and implementation of future property facilities management software.
- Preparation of monthly reporting within prescribed timeframe
- Administration of planned contracts including preparation of briefs, tender schedules, compilation of tender documents, calling of tenders, response to tender queries, tender review and tender recommendations
- Undertake regular site maintenance audits and produce regular reports in accordance with the approved schedule based on providing support prior to accreditation and audit visits
- Take an active part in any property review process as required
- Ongoing review and recommendations with the aim of continuously improving Property Services’ QA procedures.
- Manage external providers to ensure facilities are maintained to a high standard
- Ensure that our facilities operate in the most sustainable manner possible, with a key focus on energy efficiency
- Provide emergency response and assistance in the event of an emergency
- Ongoing contract administration including managing and auditing service providers
- Sourcing appropriate service suppliers and contractors and managing their performance
- Consolidation and negotiating maintenance contracts nationally to ensure service and cost efficiency
- Liaise with suppliers re prompt invoicing to ensure accurate accruals can be forecasted monthly
- Manage and maintain all equipment assets that fit within the remit of the Bupa property team

TO BE SUCCESSFUL IN THIS ROLE, YOU WILL LIKELY HAVE THE FOLLOWING:
- Demonstrated experience in property asset management within Aged Care or a similar service/ customer focused industry
- Significant business, commercial and financial acumen
- Strong negotiation and high-level strategic planning skills
- A strong understanding of customer experience and customer focus principles
- Experience in working effectively within a matrix style organisation, with outstanding cross functional stakeholder management, working across organisational structures
- Ability to proactively take ownership and act with integrity to deliver results
