What we’re looking for:*

We are seeking a Regional Operations Manager to join our team in our corporate headquarters located in Cincinnati, Ohio. As the Regional Operations Manager at Ackermann Group, you will work with the Vice President of Property Management, Regional Management team, Regional Facilities Director, and Sales & Marketing Director to maximize the performance of the Property Management Division. The Regional Operations Manager is responsible for ensuring that established best practices for property condition, policy and regulation compliance, operating standards, and measurement of performance metrics are in force and effectively managed to drive results daily/weekly/monthly. Other responsibilities include:

  • In conjunction with the Regional Facilities Director, manage the bid and contract execution process for all site managed operating expense categories (planned or unplanned).
  • Engage with the Regional Manager team to drive accountability and adherence to policy and best practices.
  • Continually evaluate and make recommendations concerning third party products, policies, and best practices that allow the organization to advance, maintain compliance, and create efficiencies within all Property Management related functions. Includes creating change management plans to ensure a smooth transition or rollout for new or changing initiatives.
  • Review budgets, sales and activity reports, and other performance data to measure productivity and goal achievement and to determine areas needing cost reduction and improvement.
  • Collaborate with the Vice President of Property Management, Director of Performance and Strategy, and Regional Manager team to create and deliver the annual budget package to the Executive Team for review.
  • Work in each respective market to ensure lease language compliance for both local and national jurisdictions.
  • Provide guidance and support to site associates, including overall planning, and direction, to achieve safety, operating and financial goals.
  • Manage external partners to ensure quality of service, pricing, and adherence to contracts.
  • Complete and manage internal reports, including, but not limited to monthly commissions, variance report tracking, due diligence reporting.
  • Keep abreast of trends and changes in the industry and area(s) of responsibility by attending internal and external training classes, apartment association meetings, and other events, and accessing other information sources.
  • Management of individual multi-disciplined projects, providing professional project planning support and management for assigned projects.
  • Act as key partner for new acquisitions and due diligence oversight, including preparation and analysis of reports.
  • Oversee and manage Operating Manual. Responsibilities include, but are not limited to maintaining drafts, updating as needed, and enforcement.
  • Perform routine site visits to ensure compliance standards.
  • Track, monitor, and manage risk management topics, including insurance claims.
