POSITION OVERVIEW:

Hillwood Investment Properties (HIP) is seeking an experienced Senior Investment Professional to join our National Joint Ventures and Acquisition team in Dallas, TX. The successful candidate will be actively involved in sourcing and executing on acquisitions and joint ventures throughout the United States.

REQUIRED SKILLS/ABILITIES:

  • Excellent written and verbal communications skills
  • Must be resourceful and creative in the pursuit of market data and research
  • Capable of manipulating and synthesizing large amounts of data
  • Intermediate experience with MS Office, Argus and CoStar experience a plus Thorough understanding of real estate fundamentals and investment philosophies
  • Must be knowledgeable of current market dynamics with specific, in-depth market research
  • High aptitude for financial analysis, especially financial modeling skills
  • Possesses leadership and management skills that enhance the execution of the business
  • Experience negotiating purchase & sale agreements or joint venture partnership documents
  • Strong written, verbal and presentation skills
  • Organized and detail oriented
  • Strong work ethic and ability to be flexible and multi-task

EDUCATION AND EXPERIENCE:

  • Bachelor’s Degree in Finance, Real Estate or other related Business field
  • 5+ years of real estate experience
  • Active and proven track record of sourcing, vetting, and underwriting new investment opportunities
  • Must be knowledgeable of current market dynamics with specific, in-depth market research
  • Experience negotiating purchase & sale agreements or joint venture partnership documents

Responsibilities:

  • Directly responsible for sourcing acquisition and joint venture development and acquisition opportunities in multiple markets throughout the U.S; investing the firm’s capital resources in an expanding portfolio of industrial/ logistical properties.
  • Directly responsible for overseeing all underwriting and due-diligence of these opportunities through closing
  • Interact with, broaden, and strengthen the firm’s relationship in the brokerage community and existing/prospective joint venture partners
  • Leverage the firm’s experience for structuring development joint ventures; directly responsible for drafting and negotiating letters-of-intent with prospective joint venture partners and 3rd party buyers/sellers.
  • On an as needed basis, work closely with the firm’s legal counsel reviewing and negotiating development joint venture documentation with prospective joint venture partners.
  • On an as needed basis, work directly with joint venture partners in the negotiation and closing of lease transactions for the portfolio of development joint-ventures.
  • Direct, oversee, and review the Group’s junior members’ efforts in meeting Group goals and the Analyst Pool’s Excel/Argus modeling
  • Directly responsible for the production and presentation of all investment summaries and presentations.
  • Provide guidance and leadership to more junior members in a manner consistent with corporate culture and company policies
