Job Description

Job Responsibilities

  • Conduct due diligence and checks on new tenants and existing tenants prior to the issuance of Lease offer for new lease and renewal.
  • Prepare lease offers & other lease documentations and updating of lease data to system.
  • Liaise with external solicitors on preparation of lease documentation for all parties’ execution via DocuSign and monitor status.
  • Update Deals Done/Marketing Fee report.
  • Notify affected tenants of area after survey – compute revised rent, service charge and security deposit after survey; collect shortfall and up-stamp fee (as applicable); perform lease change to Contract via system.
  • Prepare Supplemental letter for lease extension; liaise with tenant on execution of the document; and complete e-stamping in IRAS portal.
  • Prepare letter of consent for novation/assignment of lease. Liaise with external solicitor on the preparation and execution of the agreement/deed.
  • Generate cashflow from system for monthly rental billing.
  • Prepare refund of deposits via system upon lease expiry or earlier lease termination.
  • Monitor Gross Turnover Sales Figures (GTO) of retail tenants with GTO component including monthly submission of GTO and yearly submission of audited statement/statutory declaration. Update GTO data in system for billing.
  • Submission of quarterly URA survey report via URA website.
  • Preparation of any leasing related documentation.
  • Any other duties to be assigned by the reporting supervisor as required.

Job Requirements

  • Degree / Diploma in Business, Estate Management or equivalent
  • Minimum 3 year of relevant experience in the real estate industry, preferably in the leasing sector
  • Good interpersonal, written and communication skills
  • Team player who is also independent, meticulous and customer service oriented
