Job Description

QUALIFICATIONS

  • Bachelor’s degree in finance, real estate, economics, or related field. Advanced degree (e.g., MBA, CFA) preferred.
  • Proven experience in financial modeling and analysis, with a focus on real estate investments.
  • Strong proficiency in Microsoft Excel, financial modeling software, and market research tools.
  • Deep understanding of real estate investment principles, valuation techniques, and performance metrics.
  • Excellent analytical skills with the ability to interpret complex data and formulate actionable insights.
  • Effective communication and presentation skills, with the ability to convey technical concepts to non-technical stakeholders.
  • Strong project management skills with the ability to manage multiple priorities and meet tight deadlines.
  • Commitment to ethical conduct, integrity, and professionalism in all interactions.

Responsibilities:


  • Financial Modeling: Develop and manage complex financial models to evaluate real estate investment opportunities, incorporating key performance indicators (KPIs) such as Net Present Value (NPV), Return on Investment (ROI), Return on Equity (ROE), Internal Rate of Return (IRR), Payback Period, and funding mix analysis.

  • Market Study: Conduct comprehensive market studies to assess demand drivers, supply dynamics, rental trends, and competitive positioning of potential real estate projects. Analyze demographic trends, economic indicators, and regulatory factors to inform investment strategies.

  • Community Impact: Consider the social and environmental impact of real estate developments by integrating community engagement, sustainability initiatives, and urban planning principles into financial models. Assess the potential long-term benefits and risks associated with community development projects.

  • Funding Mix Analysis: Determine the optimal funding mix between debt and equity required to complete the acquisition or development of real estate projects. Evaluate financing options, negotiate terms with lenders and investors, and structure the capital stack to optimize returns and mitigate risks.

  • Risk Analysis: Identify and quantify financial risks associated with real estate investments, including market volatility, interest rate fluctuations, construction costs, rental rates fluctuations and regulatory changes. Conduct sensitivity analysis and scenario planning to evaluate risk-adjusted returns.

  • Investment KPIs: Calculate and interpret key investment performance metrics, including NPV, ROI, ROE, IRR, Payback Period, and funding mix ratios, to assess the profitability and feasibility of real estate projects. Provide insights into the drivers of investment returns and opportunities for value creation.

  • Presentation Skills: Develop compelling presentations and pitch materials to communicate investment opportunities to internal and external stakeholders. Clearly articulate financial analysis, market insights, and strategic recommendations in a concise and persuasive manner.

  • Decision Support: Collaborate with the internal investment committee, development teams, and senior management to provide data-driven insights and recommendations on real estate investment opportunities. Present findings in clear, concise reports and presentations to facilitate decision-making processes.

  • Stakeholder Engagement: Engage with internal and external stakeholders, including investors, lenders, government agencies, and community groups, to gather data, solicit feedback, and build consensus around investment strategies and project objectives.

  • Continuous Improvement: Stay abreast of industry trends, best practices, and emerging technologies in real estate finance and investment analysis. Continuously refine and optimize financial models to enhance accuracy, efficiency, and scalability.
