Description:

Prime’s Senior Manager of Construction will deliver long-term business superiority in multi-family asset repositioning projects. They will manage the construction project planning and management, from project definition through design and from bidding through construction. The senior manager will oversee all facets of construction operations, including relationship management, pre-construction, project execution, delivery, and post construction. This leader will work effectively with Prime’s leadership and support teams. They will manage and streamline our portfolio wide Initiatives and will have direct oversight of Construction Project Managers in their region.

Responsibilities:

Project Oversight

  • Responsible and accountable for profit/loss through the performance of all projects which includes job cost comparisons, job costing/projecting, project conditions, staffing, productivity, documentation, quality, safety, compliance with corporate goals, policies, procedures, etc.
  • Review the renovation projects progress for timeliness and budget.
  • In partnership with the VP of Construction, participate in the formulation of the project plans and monitor/ensure the team properly executes that plan.
  • Oversee the selection of and negotiations with subcontractors and vendors.
  • Negotiate, administer, and control contracts and agreements related to the project and serves as the official administrative contact with architects, contractors, and other agencies.
  • Manage and track multiple projects simultaneously.
  • Provide scheduling information and budget cost estimates on future projects.
  • Preparation of regular reports on project progress and special reports dealing with unique circumstances or problems including recommendations for their resolution.

Leadership

  • Lead, train, and coach a team of construction project managers and coordinators
  • Responsible for setting the example according to Prime’s core values.
  • Develop best practices based on industry knowledge and company needs.
  • Provide leadership, direction, and guidance in construction procedures, building codes, estimating, budgeting, scheduling, and safety practices.
  • Taking a leadership role in responding immediately to emergencies that may have impacted either projects under construction or completed.
  • Collaborate with the Recruiting team to identify hiring needs and fill the positions efficiently.
  • Build out annual headcount plan with department and ensure ongoing strategic partnership with the talent acquisition team to ensure the best possible internal promotions and external candidate benches are being built ongoing.
  • Partners with recruiting team for highest quality, on time and on budget hires.

Financial

  • Manage the design, renovation, budget, and timing of large capital projects.
  • Authorize technical change orders.
  • Initiate bid solicitations and the overall bid process for Construction projects and interior renovations.
  • Assist in the preparation of the division’s annual budget.
