Position Overview: The Senior Project Manager - Capital Construction Projects will play a crucial role in managing and executing a diverse portfolio of capital projects, with a specific focus on hospitality, residential, and commercial developments. This role requires a professional with strong construction experience who possesses a deep understanding of the development process, project management best practices, and the unique challenges of the construction industry in North America.

QUALIFICATIONS:

  • Bachelor’s degree in construction management, Civil Engineering, Architecture, or a related field.
  • A minimum of 5 years of experience in project management within the construction industry, with a proven track record of managing hospitality, residential, and commercial projects.
  • Strong knowledge of construction methods, materials, and regulations in North America.
  • Excellent organizational, leadership, and decision-making skills.
  • Proficient in project management software and tools such as Microsoft Project, Procore, etc.
  • Exceptional communication and interpersonal skills, with the ability to manage and motivate teams.
  • PMP (Project Management Professional) certification or equivalent is preferred.
  • Frequent travel to business properties in North America will be required.

Responsibilities:

  • Lead the planning, execution, monitoring, and closure of capital construction projects, ensuring they are completed on time, within budget, and to the highest quality standards.
  • Develop and maintain comprehensive project documentation, including project plans, budgets, timelines, and reports.
  • Coordinate with architects, engineers, contractors, and other stakeholders to ensure seamless project execution.
  • Conduct site visits and project meetings to monitor progress, address issues, and facilitate communication between all parties involved.
  • Implement risk management strategies to minimize project risks and ensure compliance with all relevant regulations and safety standards.
  • Foster strong relationships with clients, providing regular updates and ensuring their requirements and expectations are met.
  • Stay abreast of industry trends, technologies, and regulatory changes that could impact project execution.
  • Maintain regular communication with Site Manager (s), Clients, designers, trades, architects, and all other stakeholders for each project to ensure effective coordination of construction activities.
  • Monitor legal, contractual, financial aspects of construction projects, develop and implement actions to mitigate potential risks and challenges.
  • Perform project estimating, including subcontractor solicitation, through to subcontract buyout and contracting.
  • Oversee construction tenders and negotiations.
  • Prepare and review all construction cost reports and forecasts looking for early warning signs of potential risk and developing effective plans to overcome/mitigate.
  • Utilize Procore to set-up the projects, enter budget estimates and RFQs, maintain timesheets etc.
  • Manage all project documentation including permits and site notifications, pricing / approvals of RFQ’s, POs
  • Arrange for final City inspections, Building Occupancy permit and Notice of Substantial performance/completion.
  • Manage project accounting, billings, and receivables, including project billings and sign off, subcontractor payment certificates, service/work order billings and client invoices.
  • Track project execution lessons learned and shared with the team for continuous improvement.
