JOB DESCRIPTION

A leading player in the commercial property market, Aramark Property is the largest dedicated Property Management firm in Ireland and has in excess of 600 properties under management and +150 staff working in the Property Management division.
A role has become available in the Residential Property Management department for a Senior Property Manager, based in St Stephens Green House, Earlsfort Terrace, Dublin 2, reporting to the Property Management Director.
We are looking for an experienced Residential Property Manager to join our team of enthusiastic and energised professionals. The role is suited to property professional with excellent interpersonal, organisational, and reporting skills.

QUALIFICATIONS

✓ Appropriate third level and/or professional qualification
✓ Be a PSRA License Holder (C & D)
✓ Be fully familiar with The MUD (Multi-Unit Developments) Act 2011.
✓ Be fully familiar with The Residential Tenancies Acts 2004 - 2016
✓ Have a full Irish Driving License and insured operable vehicle
✓ At least 5 years’ experience in property management
✓ Excellent inter-personal and communication skills. Formal and informal written reports, verbal and in person at meetings.
✓ Ability to influence and be solution focused and multi task.
✓ Proficiency in MS Excel, Word and Outlook
✓ A team player with excellent attention to detail.
✓ Highly organised and motivated with an ability to multi-task and prioritise workloads.
✓ Team player but also ability to work alone.

Responsibilities:

✓ Manage all day-to-day operations of the developments so that a best in class service is provided to the property at all times.
✓ Inspect and arrange for maintenance and repairs to meet standards on time and within budget including review and implementation of Planned Preventative Maintenance measures.
✓ Maintain client reporting platform.
✓ Preparing and managing service charge budgets, analysing variances and taking corrective actions where necessary.
✓ Ensure that all Health & Safety practices and procedures are actioned and clients are kept informed of risks, actions undertaken and required as appropriate.
✓ Ensure that occupational costs are paid on time. Liaise with tenants, finance team, client, and solicitors with regard to the recovery of these obligations.
✓ Keep Tenancy Schedules / Occupancy Schedules updated.
✓ Liaise with Procurement Team to negotiate contracts with contractors following the procurement process.
✓ Ensure that invoices are approved and correctly coded to the correct expenditure category under budget in a timely fashion - via our Adest software.
✓ Develop and manage the performance of all on-site personnel as representatives of Aramark Property and client.
✓ Prepare high quality and accurate reports periodically on performance both operational and financial as required by the client.
✓ Develop and integrate ESG best practices and work with Aramark Sustainability (ESG team) to drive Sustainability initiatives and accreditation goals - e.g. GRESB, ISO, WELL
✓ Be commercially astute and continually seek to drive asset improvement and asset value for our clients where possible.
✓ Ongoing Occupier and Client engagement.
✓ Become involved in new business pitches and consultancy services to a variety of clients.
✓ Manage the performance of any onsite personnel to include concierge staff
✓ Liaise with insurance companies on policies and claims
✓ Develop excellent working relationship with all stakeholders.
✓ Orientate new residents with the development and assist with any queries
✓ Familiarise residents with the software, apps and services available
