POSITION OVERVIEW

The Superintendent position is the first point of contact in the field. In this role, a Superintendent maintains the production schedule and ensure the proper sequencing of construction activities such that the subcontractors can operate profitably and efficiently as well as manages on-site assigned personnel, providing a positive work environment for professional and personal growth. A Superintendent also support Project Managers with subcontracts and purchase contracts within the context of the General Contract and Contract Documents and is proficient with reading, understanding, and interpreting plans, specifications, shop drawings, contracts, and other documents. General knowledge of AIA contract documents and the Contract Documents for the project, material control and company policies and procedures better position a Superintendent within the Company. A Superintendent is knowledgeable with all construction trades, including surveying and engineering procedures and has a general understanding of accounting systems and company policies and procedures. The ability to interact and communicate professionally and ethically with all parties associated with the project allows a Superintendent to be more successful in this role.

PREFERRED QUALIFICATIONS

  • Cumulative total of three (10) years of experience in field supervision, preferably as an Assistant Superintendent or Superintendent with time on healthcare or similarly related projects.
  • Firm understanding to lead, coach, and train team members; monitor their work for quality and completeness; and foster a positive work environment that encourages the personal and professional growth of all team members.
  • General knowledge of estimating, scheduling, budget/cost control, negotiation, field supervision, and financial reporting.
  • Demonstrated organizational, leadership, analytical, and communication skills necessary to organize resources, including people, materials, equipment, tools, and time to meet tight deadlines and achieve desired results.
  • Ability to understand, interpret, and implement plans, specifications, and other contract documents.
  • Ability to calmly and professionally resolve or escalate issues with subcontractors and other third parties in a timely manner.
  • General knowledge of solicitation, negotiation, award, and management of subcontracts, including without limitations, preparation of bid and subcontract scope language.
  • Ability to create baseline schedules using logic/constraints.
  • Ability to use construction management software, including MS Excel, MS Word, MS Project, Procore, and other web-based or mobile document and project management solutions.
  • General knowledge of AIA contract documents, and in particular cost plus GMP contracts.

Responsibilities:

  • Manage the production, quality, safety, and timely profitable completion of assigned projects through subordinates, subcontractors, and other vendors.
  • Oversee safety orientations on job sites and enforce safety, quality control, and schedule-related responsibilities.
  • Supervise, train, and evaluate assigned project engineers, trainees, and direct labor, creating a challenging and rewarding environment for professional and personal growth.
  • Seek approval from Project Manager prior to the start of any work considered outside the scope of the Contract Documents.
  • Always maintain a working set of as-built drawings on site.
  • Enforce and execute all safety, quality control, and schedule-related responsibilities for assigned projects.
  • Primary point of contact for all field-related issues.
  • Supervise and evaluate assigned personnel and maintain a positive working environment for the entire site team.
  • Keep an open line of communication with the office personnel, especially in relation to project progress and problems that impact schedule, budget, and conflicts with the scope.
  • Coordinate between the design team and trade partners to solve problems in the field.
  • Coordinate between subcontractors to eliminate issues with drawings/scopes and conflicts.
  • Work in conjunction with the field to provide seamless installation of work by trade partners.
  • Assist in maintaining the cleanliness of the jobsite.
  • Manage relationships with clients, design team, trade partners, and inspectors.
  • Maintain an organized and clean office/trailer.
  • Complete or review daily reports, as needed.
  • Create and maintain a look-ahead schedule.
  • Oversee work done by Foreman staffed on assigned projects.
  • Report current project progress to General Superintendent on a consistent basis
  • Coordinate the trade partner punch list.
  • Ability to interact and communicate professionally and ethically with all parties associated with the project.
  • Actively attend progress meetings
  • Provide supervisor updates on project staffing and provide input on staffing needs.
  • Oversee the work of Company Laborers onsite.
  • Consistently submit accurate paperwork on a weekly basis, including toolbox talks with a signature sheet, time cards, daily reports, incident reports, credit card receipts, and two-week look-ahead.
  • Collect and document data for daily reports.
  • Ensure materials used are approved for installation and verify with approved submittals.
  • Monitor field activities to ensure activity durations are on track with the project schedule.
  • Enforce project safety standards and perform safety orientations with subcontractors.
  • Prepare a weekly schedule with reasonably accurate activity sequence and durations.
  • Coordinate subcontractor daily operations.
  • Enforce safe working practices and OSHA standards.
  • Assist in the resolution of field conflicts and provide motivation daily.
  • Professionally interact with the design team (Architects and Engineers).
  • Complete a project by executing principles of quality, cost control, schedule, and safety.
  • Sequence work to optimize productivity.
  • Evaluate and coordinate means and methods for productivity, quality, and safety.
  • Demonstrate the ability to meet assigned milestones.
  • Responsible for collecting subcontractors’ daily reports and weekly safety toolbox talks.
  • Accountable for general conditions and requirements for expenditures.
  • Promote trade collaboration to achieve milestones with creative solutions.
