Description:

Responsibility for Patients To assist patients during incidental contact Responsibility for Policy and Service Development To implement new and revised policies and changes in estates services and where appropriate review estates policies. Responsibility for Financial and Physical Resources To be an authorised signatory for payments, to monitor project budgets associated with the repair and maintenance of physical assets. Responsibility for Information Resources To be able to enter data associated with stores maintenance and to process job requests via the Estates electronic request system. To analyse these using technical knowledge to update records including creating own spreadsheets to his / her area of work and to enter data.
Responsibility for Research and Development To undertake surveys or audits as necessary to your own work Physical Skills To accurately use highly developed physical skills in the use of fine tools, materials and equipment. Analytical & Judgement Skills Taking account of H & S and current legislation undertake fault diagnosis, interprets technical information, formulates technical solutions to improve equipment performance and to analyse suitability of equipment together with interpret operational manuals. Planning & Organisational Skills To plan, prioritise and adjust a number of complex activities or programmes, liaising with user, contractors and specialist agencies together with adjustment of staffing levels. Additional Key Result Areas To directly supervise the multi-disciplined direct labour force including monitoring, timekeeping and discipline.
To negotiate with departments for access to allow repairs to be undertaken explaining technical issues to non technical staff. To manage and plan access to departments for maintenance contractors, ensure that H & S procedures are documented keys and permits issued. Provide quotations to other departments based on time and material costs. To plan maintenance activities including staff rotas and overtime works, source supplies using technical knowledge of electrical, mechanical and building materials and processes To assist Estates Officer in the maintenance of stock and supplies for the Estates Department.
To collect, collate and assimilate technical information to support the departments governance records of maintenance activities. To be able to prioritise urgent and non-urgent repairs using knowledge of electrical, mechanical and building systems. To monitor the completion of time sheets and job dockets, including reporting any performance issues to the Estates Officer. To undertake return to work interviews following staff absences due to sickness.
To ensure that safety procedures are observed in the use of Plant Equipment, Materials and Working Procedures and ensure that a safe working environment is maintained at all times in accordance with Health & Safety Regulation. To assist with induction training of new staff and to train new and existing staff in the application of new equipment and procedures. To work outside his/her trade in the event of an emergency or as directed by the Estates Officer/Head of Estates To be able to drive and hold a clean driving license To take part in an emergency on-call rota Any other duties as delegated by the Estates Officer relevant to the post/department. To participate in appropriate training as required by this position and determined by the Estates Management Staff.
ENVIRONMENT AND EFFORT Physical Effort Frequently required to exert moderate physical effort for short periods (up to 20 minutes) within each shift Frequent use of ladders and working at height Required to access duct work and undertake tasks with space restriction Required to lift and move heavy specialised equipment and materials Highly developed physical skills required for manipulation of fine tools and equipment Mental Effort Frequent concentration required when fault finding or reviewing repair requests, technical specifications, ability to deal with several events occurring at the same time, interruptions for emergencies. Work pattern that is unpredictable. Emotional Effort Occasional (less than once a week) exposure to emotional circumstances by contact with patients. Working Conditions Occasional exposure to unpleasant working conditions, dirt, dust, noise, heat, humidity, height, confined spaces and inclement weather HEALTH AND SAFETY Under the Health and Safety at Work Act 1974, as an employee, you must take reasonable care for the health and safety of yourself and for other persons who may be affected by your acts or omissions at work.
