Responsibilities:
The technical expert of Hines Nordics, this role will be instrumental in maintaining and improving the technical operation of the Hines Nordics residential and commercial portfolios.

As a result of our ongoing success, a fantastic opportunity has arisen to join our market leading team on a full-time basis to strengthen our ‘Management Services’ team in Denmark and potentially other locations. As Technical Operations Manager you will be responsible for the technical management and supporting the strategic direction of our residential and commercial assets. The job holder will be responsible for budgeting and planning of maintenance capital expenditure and operating expenditure projects on standing assets as well as the continual monitoring, improvement, and reporting on the technical operation & decarbonization of each asset. The job holder will also provide supplemental support to the Hines Nordics Development and Construction teams to maximise operational performance and efficiency from design through to implementation.

Provide an annual maintenance CAPEX and OPEX forecast for each non-development asset in Denmark. This forecast will provide a cost and time analysis for each maintenance provision deemed necessary by the job holder (with input from the wider Hines technical group) to ensure continued best-in-class asset operation.

  • Oversee the implementation of the budgeted and non-budgeted maintenance CAPEX and OPEX.
  • Drive year-on-year cost reduction of technical operating costs of each asset in the portfolio.
  • Challenge the existing state of engineering services to ensure Hines remains industry leading.
  • Train, support, and Quality Control (QC) local on-site operations teams (whether internal employees or external contractors), with specific focus on technical operations, crisis management, equipment optimisation, energy efficiency and tenant satisfaction.
  • Develop and implement a review and inspection program for all assigned assets.
  • Ensure technical information is maintained in accordance with regional data management policies, including receipt of all O&M manuals on acquisitions and at development completion.
  • Provide emergency support and crisis response as and when needed or requested.
  • Assist the Hines Nordics Development and Construction teams in MEP design reviews, testing and commissioning of new systems, snag-lists, and handover.
  • Manage the service agreement Request for Proposal and approval process with any technical service provider in preparation for the ongoing operation of any project.
  • Identify energy improvement initiatives and cost plan to achieve such improvement.
  • Understand Hines European Service Level Requirements (SLRs) and provide on-site training, support, and quality control as needed to ensure SLR implementation and compliance.
  • Liaise with Hines central teams to strategise and deliver net zero carbon initiatives.
  • Understand and advocate implementation of Hines global sustainability initiatives and objectives.
  • Ensuring applicable training is completed (e.g. professional development, Hines Experience Academy and Customer Relationship Management).
  • Maintain professionalism and compliance with applicable company policies and procedures.
  • Identify opportunities, develop strategies and promote methods to mitigate risks as well as to optimise technical management strategies across the Hines Nordics portfolio.
  • Uphold Hines’ ethical standards through meticulous compliance.

Qualifications:

Minimum Requirements include:

  • You are educated to a degree level in a construction/ technical subject and preferably can demonstrate an ongoing commitment to further education.
  • You have a minimum of 10 years of experience in a real estate technical operations role, including five years being in a management role with budgetary responsibility.
  • You understand the real estate lexicon, understanding what our occupier’s needs are and how we can exceed their expectations.
  • You have a good command of written and spoken English and Danish.
